Intercom & Security Services in NYC

Our Services

What Security Services Does DSS Offer?

Douglas Security System (DSS) repairs and installs intercoms, security cameras, access control systems, smart locks, roof alarms, and door strikers, and we run network cable throughout the tri-state area. We’ve been doing this work in New York for over 35 years, from our office at 1541 E 46th Street in Brooklyn.

Most of our calls come from property managers, co-op boards, landlords, and homeowners who need something fixed fast or want to upgrade an old system. We handle both. Every job starts with a free quote, and we only recommend a replacement when a repair doesn’t make sense for your building.

Below you’ll find each service we offer, the brands we install, how our process works, and answers to the questions we hear most. For prices and legal requirements, see our intercom cost guide and NYC intercom requirements. If you’d rather talk to someone, call us at (212) 262-2820.

Intercom Repair: Buzzers, Entry Panels, and Apartment Units

A dead buzzer or a lobby panel that won’t release the door is more than an inconvenience. Tenants can’t let in guests or deliveries, and the building may be out of compliance. Under the NYC Housing Maintenance Code, buildings with eight or more apartments built or converted after January 1, 1968, must keep a working intercom with two-way voice and door release. That’s why we treat intercom repair calls as urgent.

We repair existing intercoms of every age, including older 5-, 4-, and 3-wire audio systems, Aiphone GT and IP series, Comelit, Elvox, Leedan, and 2Easy systems. The most common problems we fix are:

  • Dead or weak buzzers in one or more apartments
  • Entry panels with broken buttons, bad speakers, or cracked screens
  • Door strikers and door releases that stop working
  • Power supplies and amplifiers that fail
  • Corroded or damaged wiring in basements and risers
  • Handsets and apartment units that need to be replaced

A DSS technician tests the system from the entry panel to the apartment units, finds the failed part, and gives you a price before any work starts. Most single repairs, like replacing one apartment unit or fixing a door release, cost about $250 to $600. Replacing an entry panel or power supply usually runs $500 to $1,500. These are average NYC prices, and your final price depends on what we find. We carry common parts like the PK-543A intercom amplifier and handset-style apartment stations, so many repairs are done in one visit. Read our full guide to intercom repair in NYC.

What Should You Do When Your Intercom Stops Working?

When the intercom goes down, a few quick checks help us fix it faster:

  • Find out who’s affected. Is it one apartment, one floor, or the whole building? One unit usually means a failed handset or wire. The whole building usually points to the entry panel or power supply.
  • Check what still works. Can tenants hear the buzzer but not talk? Can they talk but not open the door? Each symptom points to a different part.
  • Check the power. Make sure the breaker for the intercom power supply hasn’t tripped, especially after a storm or electrical work.
  • Don’t open the entry panel. Panels and power supplies carry live current, and a wrong move can damage the system.
  • Call us with what you found. The more you can tell us, the better prepared our technician will be when they arrive.

In the meantime, put up a note with a phone number so visitors and deliveries can still reach tenants.

Intercom Installation and Video Intercom Upgrades

If your intercom is old, keeps breaking, or is audio-only, an upgrade usually costs less over time than repeated repairs. We install brand-new video intercom systems, both Wi-Fi and hardwired, in apartment buildings, co-ops, offices, and private houses.

For many buildings, we can upgrade to video without new wiring. Our Comelit video intercom works alongside your existing intercom units, so tenants keep their apartment units and can also see and talk to visitors on their cellphones. That keeps the job faster and more cost effective.

With a modern system, you and your tenants get:

  • HD video and two-way talk from the entry panel
  • Door release from a phone, from anywhere
  • PIN code and key fob entry
  • Temporary access codes for guests and deliveries
  • Call logs and remote management through the app

Most of our Comelit systems are a one-time investment with no monthly payment. On Comelit video intercom installs, we offer a 3-year guarantee on Comelit material and a 1-year guarantee on service and labor. We also install Aiphone GT Series multi-tenant systems, DNAKE smart intercoms, Akuvox, and ButterflyMX. See the Comelit Ultra Touch entry panel and our full intercom product list.

See our full guide to video intercom installation in NYC.

Intercom Systems for Every Building Type

No two buildings need the same system. Before we recommend anything, we look at how many units you have, how old the wiring is, who uses the entrances, and how you want to manage access.

  • Pre-war walk-ups and brownstones: Often wired for older audio systems. We can usually repair them or add video without opening walls.
  • Co-ops and condos: Boards want reliable entry, clean-looking panels, and easy management. Touch screen panels with name directories and app access work well here.
  • Large apartment complexes: Multi-tenant systems like the Aiphone GT Series handle hundreds of units, with a guard or concierge station if you need one.
  • Private houses: A video door station, a monitor inside, and app access so you can answer the door from anywhere.
  • Offices and storefronts: Video intercoms tied to access control, so staff use codes or fobs and visitors are screened before the door opens.

If you’re not sure what fits, we’ll walk the property with you and explain your options in plain words, with prices for each.

Security Camera (CCTV) Installation

We install HD and IP camera systems for residential houses and commercial properties. A good camera system helps you see who comes and goes, check on deliveries, and hand clear footage to the police or your insurance company if something happens.

Every camera system we install is planned around your property. We walk the site, pick camera spots for entrances, lobbies, hallways, parking areas, and storefronts, and choose the right lens for each view. Then we run the cable, mount the cameras, set up the recorder, and connect everything to your phone.

  • HD and 4MP IP cameras with a crystal-clear picture
  • Turret, dome, and bullet cameras for indoor and outdoor use
  • Night vision and white-light options
  • Local recording plus cloud database storage
  • Remote viewing from your phone or computer

For buildings that need more, we install cameras with human and vehicle detection, and facial recognition with a compatible NVR, like the PAR 4MP turret camera and the PAR 2MP bullet camera. We also install Invid security camera systems.

Access Control Systems

Access control lets you decide who gets in, and when, without handing out keys. It’s a good fit for apartment lobbies, office suites, storefronts, gyms, and back doors that see a lot of traffic.

We install and repair keypads, key fob readers, card readers, and door strikers, and we connect them to your intercom when it makes sense. With a keypad like the Aiphone AC-10S, you can set up to 100 codes. With a cloud system, you can add or remove users from your phone and see a log of every entry.

We work with Linear access control systems, DoorKing entry panel systems, ButterflyMX, and Aiphone access products. If a key fob is lost or a tenant moves out, access can be turned off in minutes instead of changing the locks.

Security Locks and Smart Locks

We install security locks and smart locks for apartments, offices, and retail spaces. That includes keyless electronic door locks like Yale NexTouch, which combine a modern look with the durability a busy multi-family or mixed-use property needs.

Smart locks let you use a PIN code instead of a key, give temporary codes to cleaners or contractors, and stop worrying about copied keys. We also install and replace door strikers and magnetic releases, so your intercom, keypad, and lock all work together.

Networking and Cabling

Intercoms, cameras, and access control all depend on good wiring. We run network cable for new systems and replace old cable when it causes problems. We install both Wi-Fi and hardwired systems, and we use PoE (Power over Ethernet) where we can, so one cable carries both power and data.

Clean, labeled cabling makes your system more reliable and much easier to repair later. We handle the wiring in apartment buildings, offices, storefronts, and private houses across the tri-state area.

Repair or Replace? How We Decide

We don’t push new systems when a repair will do. Here’s how we help you decide:

  • One failed part: If one apartment unit, the door release, or the power supply failed, a repair is almost always the better value.
  • Repeated breakdowns: If you’re calling for repairs every few months, the wiring or panel is usually at the end of its life, and an upgrade costs less over time.
  • Parts are hard to find: Some older systems are discontinued. When parts are no longer available, replacing the panel is the practical choice.
  • Audio-only systems: If tenants want video and phone access, a Comelit upgrade can use your existing intercom units, so you get video without rewiring the whole building.
  • Compliance: If your building must have a working intercom by law, we’ll make sure the fix keeps it compliant.

We’ll give you both prices when it’s a close call, so you can choose what makes sense for your budget.
